IBC Property Services, LLC is a wholly owned subsidiary of IBC Holdings, LLC and is dedicated to providing customized property management services to owners of commercial property within the Denver Metro real estate community.  Our Property Services staff is comprised of professionals possessing an average in excess of 30 years of experience in commercial property/facility management, development, construction, and accounting/financial reporting. IBC Property Services’ project oriented approach allows us to deliver all of our services in the most effective manner.  Our current clients are comprised of some of the largest, most sophisticated owners of real estate in the country.  We currently manage in excess of 1.5 million square feet of commercial space, including office, industrial, and retail properties.  Our experience across our portfolio will provide comfort that you have the right partner overseeing your asset.

Reporting Systems and Technology
We believe that timely communication of concise and accurate financial and property information is the cornerstone of excellent customer service.  Hosted by our Phoenix-based accounting department with day-to-day hands-on transaction management by our Denver-based accounting team, IBC Property Services’ primary accounting software is MRI.  This system offers us great flexibility to customize financial reporting packages for our clients.

Property Appeal
We manage buildings with a focus on marketing and first impression appeal.  We will work hand in hand with ownership and your leasing team to develop a leasing and a tenant retention strategy.  When prospective tenants visit, we will ensure their first impressions are favorable.  Existing tenants will continue to experience and see a consistency of quality in physical environment and service.  Tenants will be attracted to the environment to execute and renew leases.

Tenant Retention
Communication and the formation of personal relationships with building tenants is critical.  IBC Property Services’ manages using a "hands on" approach with an eye to tenant retention.  Our property manager performs weekly inspections, remains visible and regularly contacts tenants and executive decision makers, understanding that tenants will be more likely to renew leases in environments in which they have strong relationships. Additionally, our personal relationship with tenants will allow us to identify expansion and renewal opportunities in advance of lease expiration as well as identifying potential business failures, local space contractions, or looming credit issues allowing ownership to avoid credit loss and to proactively backfill “problem areas.”

Emergency Procedures and Risk Management
Maintaining the safety of building occupants and providing clear, tested emergency procedures is a critical responsibility in building ownership and management.  Our goal is to provide the property with exceptional service and access to the best operations and life safety procedures in the industry.

Contract Services, Purchasing, and Review
The economies of scale provided by our management portfolio, in addition to our aggressive bid processes, allow us to provide cost effective services from the most qualified vendors.  IBC Property Services’ accounting staff then rigorously reviews every invoice for accuracy before funds are expended.

Construction Management/Tenant Improvements
Our local vendor relationships and construction management expertise provides our owners with the tools necessary to efficiently transact by solving tenant facilities problems and cost-effectively pricing tenant expansion or reorganization.
